Early Professionals Loan Program

Mortgages for doctors, dentists and other young professionals.

Early Professionals Loan Program

Many early professionals face unique challenges when it comes to buying their first home. Heavy student loan debt and not having an established credit history can make obtaining a mortgage difficult.

What is a Professional Mortgage Loan?

Cadence Bank offers an Early Professionals Loan Program designed to make it easier for young professionals to qualify for a mortgage — including those buying a home with student loan debt.

Early professionals who qualify may receive 100% home financing with no private mortgage insurance (PMI) requirements.

Who Qualifies for the Early Professionals Loan Program?

Mortgages for early professionals can be obtained by those in a wide range of fields, including:

  • Doctors
  • Dentists
  • Attorneys
  • Architects
  • CPAs
  • Engineers
  • Pharmacists
  • Optometrists
  • Ophthalmologists
  • Nurse anesthetists and,
  • PHD-level professors who have graduated or become licensed within the past five years.

The Cadence Bank Early Professionals Loan Program offers the following benefits to those who qualify:

  • Mortgages can be obtained with up to a 100% loan-to-value (LTV) ratio. This means that early professionals could qualify for a mortgage on a home valued at up to $1.5 million with no down payment required.
  • There’s no requirement for early professionals to purchase PMI. This can save you hundreds of dollars a month on your mortgage payment.
  • A wide range of mortgage options are available, including fixed-rate and adjustable-rate mortgages (or ARMs) and 5/1 ARMs.

Note: Mortgages through the Early Professionals Loan Program are only available for homes that early professionals plan to occupy themselves, not rental or investment properties.
